Leon Co., Deed Book 38, pg. #357. The State of Texas, County of Leon. "Know all men by these presents that we I. M. POWELL & wife M. J. POWELL, of the County of Leon and State of Texas for and in consideration of the sum of ($1.00) One Dollars to us paid and a further consideration of a Gift to Maudie May JONES have Granted, Sold and Conveyed, and by these presents do Grant, Sell and Convey unto the said Mrs. Maudie May JONES of the County of Victoria and State of Texas all that certain (60) sixty acres of unsurveyed land out of the N. E. end of the following described tract of land of the B. F. WHITAKER Survey, in Leon County, Texas, Beginning at the S. E. Corner of a survey made out the said League and originally a part of this tract, surveyed for James TAYLOR, Thence S. 37 [degrees] 1/2 E. 337 vrs. to R. V. HOLLEMAN's W. corner made out of the Tract of 156 acres; Thence N. 73 degrees 37" E. 11115 vrs. to stake from which P. D. CINCHES marked X bears N. 10 1/2 [degrees] W. 2 9/00 vrs. (same being R. V. HOLLEMAN's N. E. corner out of this 156 acres) Thence N. 37 1/2 [degrees] W. 738 vrs. to S. W. corner of said Jas. TAYLOR survey; Thence N. 52 1/2 [degrees] E. 985 vrs. with said TAYLOR's survey to the place of beginning, containing 90 6/10 acres of land more or less. To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said Maudie May JONES her heirs and assigns, forever, and we do hereby bind ourselves our heirs, executors and administrators, to Warrant and forever defend, all and singular the said premises unto the said Mrs. Maudie May JONES her heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof. J. POWELL acknowledged such instrument to be her act and deed, and declared that she had willing signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.
